Our management team will take the guess work out of renting your home.  It is our job to protect your investment to the best of our ability.  In order to facilitate this, we handle the tenant screening, property inspections, maintenance and evictions when it becomes necessary.  We will also make sure that the following are accomplished in a timely manner.

 

 

MANAGEMENT SERVICES

Advertise and show your property when vacant

Screen applicants completely

Provide all paperwork including lease, drug addendums, pet addendums, and rules and regulations

Collect the rent including dealing with late payments and/or non-payments

Handle all the bookkeeping and keep records of all maintenance issues, emergency and otherwise

Maintain your property by making periodic inspections which allow us to enforce all company policies as well as owner specified rules

Make deposits on behalf of owners to specified bank accounts. 

Maintain owner confidentiality if requested. 

PLACEMENT SERVICES

We also offer placement service.  This allows us to do the advertising, screening and provide you with an appropriate tenant but without the management involvement as above.  You the owner will then take over the actual management and maintenance of your property.

We will provide:

Advertising and show your property

Tenant screening

Tenant paper work including lease, drug addendum, pet addendum, rules and regulations.

Once the tenants have been screened and approved for move in, they will sign our lease and addendums, make their rent and security deposits as required. 

EVICTIONS

If rent payments are not made by the 3rd day of each month, the tenant incurs a 10% late fee charged and payable to our office for the additional time involved in the collection of the rents.  They will be given a 3-day notice to pay or vacate on the 5th day at close of business.  This begins the eviction process and our office will handle these filings, payment of which will be handled on case by case basis.
